大廈的建筑特點
報(bao)業大廈樓(lou)高42層(ceng)(局部(bu)(bu)47層(ceng)),塔(ta)尖高260米。主體塔(ta)樓(lou)9-14層(ceng)為辦公用房(fang),41、42層(ceng)為國(guo)際(ji)會議(yi)及(ji)俱樂(le)部(bu)(bu),4層(ceng)裙房(fang)中(zhong)設(she)有展廳(ting)、餐(can)廳(ting)、700座會議(yi)廳(ting)等內(nei)容。基地位(wei)于深(shen)圳市(shi)福田中(zhong)心區邊緣,面(mian)朝城(cheng)市(shi)主干道(dao)-深(shen)南(nan)大道(dao)在城(cheng)市(shi)環境中(zhong)位(wei)置十分顯要(yao),為了與未(wei)來的(de)新市(shi)中(zhong)心的(de)建筑(zhu)相(xiang)適(shi)應(ying),大廈的(de)造型以現代風(feng)格為基調,同時通(tong)過斜(xie)線構圖(tu)、“球體”、“船形”等建筑(zhu)語匯(hui),產生業主所期(qi)望的(de)形象、象征及(ji)個(ge)性(xing)。

深圳(zhen)特區(qu)報業大廈為確(que)保深圳(zhen)特區(qu)報業大廈為國(guo)內(nei)優(you)質5A級(ji)智(zhi)能化辦公(gong)(gong)(gong)大樓,大廈內(nei)各智(zhi)能化系統采(cai)用(yong)世界(jie)知名廠商的(de)一級(ji)產(chan)品。其中有美(mei)(mei)國(guo)Honeywell公(gong)(gong)(gong)司、美(mei)(mei)國(guo)IBM公(gong)(gong)(gong)司、荷蘭(lan)Philips公(gong)(gong)(gong)司、美(mei)(mei)國(guo)CSI公(gong)(gong)(gong)司和德國(guo)Grundig公(gong)(gong)(gong)司等。
報業大廈是一座高標準的現代化智能大廈,大廈的智能化達到甲級標準,提供符合國際標準的各種對外通信線路,基于不同通信協議的計算機系統或計算機網絡系統之間的互連,基于不同數據庫之間的數據交換,各智能化分系統日常動作情況和統計數據的綜合評估等等。通過計算機的管理,系統能夠根據不同來源的數據作出綜合的最合理的反擴深圳特區報業大廈智能化工程主旨為大廈的通訊、報警、保安、監控及管理等各系統全面提供自動化。工程系統主要分為:智(zhi)能化(hua)(hua)大(da)廈管(guan)理自(zi)動(dong)化(hua)(hua)系統 (IBMS)為各(ge)智(zhi)能化(hua)(hua)子(zi)系統提供(gong)統一的監控及管(guan)理 。
樓宇(yu)自(zi)控系統(tong)(tong)(tong) (BA) 為大(da)廈的(de)(de)(de)(de)空(kong)調系統(tong)(tong)(tong),給排水系統(tong)(tong)(tong),變配電(dian)系統(tong)(tong)(tong),電(dian)氣照明系統(tong)(tong)(tong)等設備(bei)綜合性自(zi)動化監控管理。特區報業大(da)廈采(cai)用(yong)開放型建(jian)筑物自(zi)動化系統(tong)(tong)(tong)XFi,XFi系統(tong)(tong)(tong)是符合國(guo)標規(gui)定的(de)(de)(de)(de)集散型控制系統(tong)(tong)(tong),主要(yao)特點是在現場控制域(yu)(yu)內的(de)(de)(de)(de)通信(xin)總線(xian)是無主式(shi)的(de)(de)(de)(de),點對點的(de)(de)(de)(de)同(tong)層通信(xin)。所(suo)有(you)的(de)(de)(de)(de)現場分站(控制器)直(zhi)接掛在分站總線(xian)(普通雙絞線(xian))上,可以高(gao)達(da)1 Mbps的(de)(de)(de)(de)通信(xin)速(su)(su)度,這些控制域(yu)(yu)的(de)(de)(de)(de)信(xin)息在局域(yu)(yu)網(wang)(信(xin)息域(yu)(yu))中的(de)(de)(de)(de)傳送速(su)(su)度則高(gao)達(da)10 Mbps,它們之(zhi)間沒有(you)主控制器和(he)網(wang)絡控制器之(zhi)類的(de)(de)(de)(de)設備(bei)環(huan)節(jie),提高(gao)了(le)建(jian)筑物自(zi)動化系統(tong)(tong)(tong)的(de)(de)(de)(de)可靠性。

為大廈(sha)的對外及內部各通訊系(xi)統(tong)(tong)提供綜(zong)(zong)合性管理,系(xi)統(tong)(tong)包括話(hua)音系(xi)統(tong)(tong)、ATM數據通信(xin)網(wang)絡、綜(zong)(zong)合布線(xian)(xian)系(xi)統(tong)(tong)、公(gong)共廣(guang)播系(xi)統(tong)(tong)、共用天線(xian)(xian)及衛星(xing)電視系(xi)統(tong)(tong)等。
辦公室自(zi)動化(hua)系統 (OA)
在辦公樓裝置不同的通(tong)訊用戶端口,通(tong)過(guo)ATM高速主干通(tong)訊網(wang)絡,提(ti)供不同的信息(xi)服務,包括(kuo)話音、數據、視像、圖像及(ji)多媒體通(tong)訊等。

消(xiao)防(fang)自(zi)動(dong)(dong)(dong)化系(xi)統(tong)(tong)(tong)(tong)(tong)(tong)主要(yao)針對特(te)區報(bao)(bao)大(da)(da)廈的(de)各項火災(zai)報(bao)(bao)警自(zi)動(dong)(dong)(dong)化系(xi)統(tong)(tong)(tong)(tong)(tong)(tong)及對應其它4A系(xi)統(tong)(tong)(tong)(tong)(tong)(tong)的(de)聯動(dong)(dong)(dong),達(da)成消(xiao)防(fang)自(zi)動(dong)(dong)(dong)化系(xi)統(tong)(tong)(tong)(tong)(tong)(tong)集成于特(te)區大(da)(da)廈的(de)IBMS系(xi)統(tong)(tong)(tong)(tong)(tong)(tong),提供全面的(de)大(da)(da)廈智(zhi)能化系(xi)統(tong)(tong)(tong)(tong)(tong)(tong)。整個工程最大(da)(da)的(de)特(te)點(dian)是采(cai)用了IBMS超智(zhi)能綜(zong)合(he)(he)(he)管(guan)理(li)平臺系(xi)統(tong)(tong)(tong)(tong)(tong)(tong)作為該智(zhi)能大(da)(da)廈的(de)管(guan)理(li)中(zhong)樞。這套IBMS超智(zhi)能綜(zong)合(he)(he)(he)管(guan)理(li)平臺不但能在(zai)管(guan)理(li)上減少甚至不需要(yao)依(yi)靠(kao)人(ren)(ren)員來執(zhi)行每天的(de)操(cao)作。并通過電腦系(xi)統(tong)(tong)(tong)(tong)(tong)(tong)處理(li)大(da)(da)量(liang)的(de)資料(liao)及數(shu)據(ju),發出適當的(de)指令以(yi)(yi)達(da)到(dao)自(zi)動(dong)(dong)(dong)控制的(de)功能。這個IBMS超智(zhi)能綜(zong)合(he)(he)(he)管(guan)理(li)平臺系(xi)統(tong)(tong)(tong)(tong)(tong)(tong)屏除了傳統(tong)(tong)(tong)(tong)(tong)(tong)管(guan)理(li)系(xi)統(tong)(tong)(tong)(tong)(tong)(tong)的(de)弊病─即個別自(zi)動(dong)(dong)(dong)化系(xi)統(tong)(tong)(tong)(tong)(tong)(tong),如(ru)樓宇自(zi)控和消(xiao)防(fang)報(bao)(bao)警系(xi)統(tong)(tong)(tong)(tong)(tong)(tong),只能分散地處理(li)自(zi)己系(xi)統(tong)(tong)(tong)(tong)(tong)(tong)的(de)操(cao)作,將所有(you)自(zi)動(dong)(dong)(dong)化系(xi)統(tong)(tong)(tong)(tong)(tong)(tong)均在(zai)同(tong)一(yi)的(de)網(wang)絡(luo)上操(cao)作,以(yi)(yi)及能夠自(zi)由地相互交換(huan)資料(liao)和數(shu)據(ju),數(shu)據(ju)一(yi)經輸入便(bian)可以(yi)(yi)在(zai)同(tong)一(yi)網(wang)絡(luo)上共(gong)亨從(cong)而達(da)到(dao)自(zi)動(dong)(dong)(dong)化效果,減少管(guan)理(li)人(ren)(ren)員的(de)負(fu)擔,達(da)到(dao)最優化的(de)綜(zong)合(he)(he)(he)管(guan)理(li)平臺系(xi)統(tong)(tong)(tong)(tong)(tong)(tong)。
網(wang)絡(luo)系(xi)(xi)統伸延大(da)(da)(da)廈(sha)(sha)(sha)各樓層,為深圳(zhen)特(te)區報業大(da)(da)(da)廈(sha)(sha)(sha)的(de)資(zi)料及(ji)(ji)訊(xun)號傳(chuan)輸(shu)骨干。它不(bu)但肩(jian)負(fu)上(shang)大(da)(da)(da)廈(sha)(sha)(sha)所(suo)有網(wang)絡(luo)數(shu)據的(de)傳(chuan)輸(shu),還(huan)支持語音,圖(tu)象(xiang),視(shi)象(xiang),傳(chuan)感(gan)及(ji)(ji)多媒體等的(de)訊(xun)息傳(chuan)輸(shu),形成(cheng)資(zi)料和(he)數(shu)據的(de)自由(you)交換及(ji)(ji)數(shu)據庫的(de)共(gong)亨。配合著全面(mian)的(de)光纖及(ji)(ji)五類屏蔽布(bu)(bu)線系(xi)(xi)統,對傳(chuan)輸(shu)系(xi)(xi)統這個大(da)(da)(da)廈(sha)(sha)(sha)的(de)“神經脈(mo)絡(luo)”提供全面(mian)的(de)防電(dian)磁干擾,確(que)保訊(xun)號傳(chuan)輸(shu)的(de)完(wan)整性,可(ke)靠性及(ji)(ji)準確(que)度。全幢大(da)(da)(da)廈(sha)(sha)(sha)的(de)總(zong)布(bu)(bu)線點(dian)超過(guo)11,000點(dian)。
至于樓(lou)(lou)宇(yu)(yu)自控系(xi)統(tong)(tong)方面,深圳特(te)區(qu)報業(ye)大廈采用了美國Honeywell的(de)(de)Excel 5000產(chan)品,為大廈的(de)(de)空(kong)調,照(zhao)明,電力,供(gong)水及電梯服(fu)務(wu)等多種能源管(guan)理(li)功(gong)能;此(ci)外,更裝備了最新(xin)科技定風量空(kong)氣調節系(xi)統(tong)(tong)的(de)(de)監控設備,可替大廈維持房(fang)間溫度恒定,為提供(gong)租戶舒適的(de)(de)辦公(gong)室工作環境,進一步提升大廈的(de)(de)智(zhi)能管(guan)理(li)度。這個樓(lou)(lou)宇(yu)(yu)自控系(xi)統(tong)(tong)現時的(de)(de)支(zhi)持點(dian)有1,100點(dian),是(shi)國內少(shao)數的(de)(de)大型樓(lou)(lou)宇(yu)(yu)自控系(xi)統(tong)(tong)而支(zhi)持點(dian)更可隨往後大廈需求增加而上(shang)升。
結構化布線系統
深圳特(te)區報業大廈選用(yong)IBM ACS布(bu)(bu)線(xian)(xian)系統(tong)(tong)(tong)。數據(ju)、語音信息點使(shi)用(yong)IBM五類屏蔽雙(shuang)絞線(xian)(xian)(FTP)作為數據(ju)傳(chuan)輸(shu)線(xian)(xian)纜(lan),其(qi)余(yu)接口和(he)連接件也使(shi)用(yong)IBM屏蔽的布(bu)(bu)線(xian)(xian)器材(cai),以保證信息數據(ju)傳(chuan)輸(shu)的高可(ke)靠性(xing)和(he)穩定性(xing),將電(dian)磁干擾的影響和(he)對外的電(dian)磁輻射泄漏降至最低。這樣使(shi)這個(ge)布(bu)(bu)線(xian)(xian)系統(tong)(tong)(tong)可(ke)以支(zhi)持(chi)目前最高速(su)的局網網絡協議,并在較長時期(qi)內保持(chi)技(ji)術領先性(xing)。整(zheng)個(ge)布(bu)(bu)線(xian)(xian)系統(tong)(tong)(tong)的點數約8,000個(ge)。整(zheng)個(ge)系統(tong)(tong)(tong)一律采(cai)用(yong)雙(shuang)孔信息盒面板,可(ke)支(zhi)持(chi)100 MHz的信息傳(chuan)輸(shu),不同(tong)型號的微機及電(dian)腦終(zhong)端通過 RJ 45 標準(zhun)跳線(xian)(xian)可(ke)方(fang)便地(di)連接到信息插座上。
