電梯安裝施工工藝流程
電梯(ti)安(an)(an)(an)裝(zhuang)基本(ben)步(bu)驟為:清理井道(dao)、查看現場是否具備(bei)安(an)(an)(an)裝(zhuang)條件、提供臨時庫房(fang)(fang)、拆箱驗件、搭腳(jiao)手架、制作樣板、放基準線、安(an)(an)(an)裝(zhuang)導軌支架、安(an)(an)(an)裝(zhuang)導軌、安(an)(an)(an)裝(zhuang)機房(fang)(fang)設備(bei)、安(an)(an)(an)裝(zhuang)廳(ting)門裝(zhuang)置(zhi)、在(zai)底層裝(zhuang)對重、在(zai)頂層裝(zhuang)轎廂、安(an)(an)(an)裝(zhuang)井道(dao)機械設備(bei)、掛鋼(gang)絲繩、安(an)(an)(an)裝(zhuang)電氣裝(zhuang)置(zhi)布置(zhi)井道(dao)電纜(lan)和隨動電纜(lan)、整機調試(shi)驗收(shou)。
舊小區加裝電梯
1、舊小區(qu)家裝電梯好不好
優點:對(dui)于高層的住戶(hu)來說裝一個電(dian)(dian)梯(ti)(ti)肯(ken)定是好事,就避免了(le)每天爬樓梯(ti)(ti)上(shang)(shang)上(shang)(shang)下下了(le),特別是家(jia)里有老人的人,裝了(le)電(dian)(dian)梯(ti)(ti)的話,就更方(fang)便(bian)老人出行了(le),而且裝了(le)電(dian)(dian)梯(ti)(ti)之后,房子(zi)肯(ken)定能升(sheng)值不(bu)少,就算(suan)以后不(bu)住了(le),不(bu)關是出租還是出售,都會搶(qiang)手很多(duo)!
缺點:對(dui)于(yu)低層住戶來(lai)說(shuo),裝了(le)電(dian)(dian)梯大(da)都用(yong)不著,甚至(zhi)還可能會(hui)(hui)影(ying)響生活,因(yin)為裝了(le)電(dian)(dian)梯之后,房子在采光上會(hui)(hui)有(you)影(ying)響,可能還會(hui)(hui)產(chan)生大(da)量的(de)噪音(yin),而且(qie)更(geng)關鍵的(de)是(shi)還有(you)多(duo)交一筆電(dian)(dian)梯的(de)物業費(fei),考慮到這些問題(ti),底層的(de)住戶肯定就不干了(le)!而且,當時的舊小區是越底層越貴,如果家裝電梯后就變成高層房子升值,低層房子就會減值。
2、舊(jiu)小區(qu)電梯(ti)加裝流程
流(liu)程分七步:①申請人準備簽訂協議、制定概念方(fang)案等(deng);②向屬地鄉鎮、街道辦事處提出申請(qing);③街道(dao)組織(zhi)相關部門現場踏勘及可行性論證;④概(gai)念方案改(gai)進(jin)后進(jin)行公(gong)示;⑤申請人委(wei)托進行(xing)建(jian)筑結構(gou)安全鑒定并開展專(zhuan)項設計;⑥規劃部門組織設計聯審(shen),審(shen)批規劃許可,施工圖(tu)審(shen)查合格后,進(jin)行(xing)方案公(gong)示;⑦告知街道,并在住建、消防等部(bu)門(men)溝(gou)通后,施工安裝;8.完(wan)工后(hou)要進(jin)行(xing)檢(jian)驗并落實電(dian)梯管理者,最后(hou)進(jin)行(xing)竣工驗收并使用登記。
舊小區電梯加裝常見問題解答
1、有住戶不同意可(ke)以申請嗎
工作人(ren)員(yuan)說,如果(guo)個別住(zhu)戶不同意,也可以提出申請,但申請加裝電梯手(shou)續中,需要(yao)(yao)兩次(ci)公示,如果(guo)公示期有(you)異議(yi),需要(yao)(yao)處(chu)理好反對意見后再予(yu)以審批通(tong)過。
2、舊小區電梯加(jia)裝費用
一般來說,電梯的安裝居(ju)民不花錢,只(zhi)需要(yao)按年度交一(yi)次租金(jin)就能使用(yong)。樓(lou)層越(yue)高,租金(jin)越(yue)貴。
3、業主(zhu)不肯(ken)加裝電(dian)梯怎么(me)辦
